From Home Seller to Expired Listing to FSBO.

I thought I had it all figured out. My home had been on the market for 180 days with a seemingly competent real estate agent, but alas, it remained unsold. Frustrated and convinced I could do it myself, I decided to take the "For Sale by Owner" (FSBO) route.
 
Little did I know, I was in for a wild ride. Here's what I learned the hard way about selling a home on my own:
 
1. Marketing is a Monster:
 
Creating compelling listings, scheduling showings, and managing online profiles was a time-consuming, full-time job. I found myself juggling open houses, phone calls, and emails, all while managing my own life.
 
2. Pricing is a Puzzle:
 
Setting the right price proved trickier than I anticipated. I spent hours researching comparable properties, but ultimately, the ever-shifting market left me feeling insecure about my pricing strategy.
 
3. Negotiations are a Nightmare:
 
Negotiating offers with potential buyers was a nerve-wracking experience. I lacked the experience and expertise to navigate the complexities of deal-making, and I constantly worried about leaving money on the table.
 
4. Legal Landmines Lurk:
 
Real estate transactions involve a labyrinth of legal documents and procedures. I quickly discovered that navigating this terrain without professional guidance was a recipe for disaster.
